Commercial Fit-Outs in Morristown: Retail Space Ready in 8 Weeks

New restaurant, office, or retail in downtown Morristown? Here's what a typical 8-week commercial fit-out looks like, from lease-signing to CofO.

Commercial Fit-Outs in Morristown: Retail Space Ready in 8 Weeks

Downtown Morristown commercial space moves fast — when a spot opens on South Street or the Green, tenants are usually racing to open before the next holiday. A well-planned commercial fit-out can take a white-box space to opening day in about 8 weeks. Here's the honest breakdown.

The typical Morristown fit-out

Most retail and office fit-outs we do in Morristown are 1,500-3,500 square feet, in older buildings on South Street, Speedwell Avenue, Washington Street, or the streets around the Green. Budget for full fit-out: $75-$200 per square foot depending on use case (office = lower, restaurant = higher).

The 8-week timeline breakdown

Weeks 1-2: Design and permitting. Space walk with tenant, mechanical/electrical/plumbing plans, township permit submission. Morristown building department is generally responsive but requires proper drawings for anything structural or MEP.

Weeks 3-4: Demo and rough-in. Existing partitions, ceilings, and utilities removed. Plumbers rough in restrooms and kitchen (if applicable). Electricians rough in lighting, outlets, and any specialty circuits. HVAC modifications if the existing system needs adjustment.

Week 5: Rough inspections. Township inspects rough MEP. This can take 3-5 business days. Once approved, we can close up walls.

Week 6: Drywall, ceilings, flooring. Drywall hung, taped, finished. Ceiling grid installed (for offices) or exposed structure prepped (for restaurants and modern retail). Flooring installed.

Week 7: Finish trades. Paint, lighting fixtures, plumbing final connections, electrical trim, HVAC balancing, casework, signage. Interior branding elements.

Week 8: Final inspection and CofO. Township walks the space, fire marshal inspection if required, and Certificate of Occupancy issued. Tenant moves in for stocking and staff training.

What can slow it down

  1. Restaurant grease traps and vent hoods. Add 2-3 weeks if new grease infrastructure is needed.
  2. Landlord approval loops. Some Morristown landlords require plan approval before permits — build in time.
  3. Historic overlay if you're near the Green. Exterior work in certain zones needs historic-district sign-off.
  4. Custom millwork lead times. Custom bars, retail displays, or built-ins can take 4-6 weeks alone.

After-hours work

If the space is above or below an occupied business, we can run night and weekend crews to minimize disruption. Standard for landlord tenant improvements and retail-in-office-building situations.
