September through November is our busiest cleanout season, and it's not a coincidence. Between the kids finally back at school, snowbird parents heading to Florida for the winter, and the Thanksgiving deadline of "let's get this done before the holidays," fall is when families finally tackle a property that's been on the to-do list for months.
The four situations we see most in fall
Parents downsizing to a smaller home or condo. Kids are gone, the four-bedroom colonial is too much. Decades of stuff in the attic, basement, and garage. Usually a 3-5 day cleanout followed by 2-3 weeks of light repairs and paint to get the house market-ready.
Estate cleanouts after a loved one passes. Executor, family members, and often a realtor all involved. The trick here is discretion — going through a family member's belongings is emotional. GeoBrix crews are trained to work quietly and let the family set the pace on anything sentimental.
Landlord property turnovers. Tenants left behind way more than expected. Everything has to be out, cleaned, and (usually) painted before the next tenant. Same-week turnaround is common.
Real estate listings. House needs to be photo-ready by Monday. Often includes light staging and repair on top of the cleanout.
How the process actually works
- Free property walk. We meet you, the executor, or the realtor at the property. We identify anything valuable to keep, anything to donate, and anything to haul. Written quote same visit.
- Contents removed. Furniture, boxes, appliances, garage contents. Donation-worthy items go to local NJ charities (documentation available for tax purposes).
- Deep clean. Every room. Kitchens and bathrooms get extra attention.
- Repairs and paint if needed. Same GeoBrix crew, same contract. No handing off between vendors.
- List-ready handoff. Keys back to you or the realtor. Photos to executor if requested.
Cost expectations
Standard single-family cleanouts across North Jersey run $2,000-$8,000 depending on volume and access. Full-property jobs with repair and paint work run $5,000-$20,000 or more depending on scope. All quotes are written and fixed — no hourly billing.
